The short answer: Arabian Ranches is Emaar’s established family villa community off Al Qudra Road, now in three phases: Arabian Ranches, Arabian Ranches 2 and Arabian Ranches III. It’s known for gated villas and townhouses, schools, a golf club and a strong community feel. It suits families who want a proven, settled villa community with space.
What Arabian Ranches is
Emaar began Arabian Ranches in the early 2000s as one of Dubai’s first large villa communities. Arabian Ranches 2 followed, and Arabian Ranches III is the newest phase, with sub-communities such as Anya, Bliss, May and Raya still being delivered (see their DLD construction status in our projects directory).
Living there
- Homes: villas and townhouses, from compact townhouses to large family villas.
- Schools and leisure: schools within and near the community, the Arabian Ranches Golf Club, community centres, parks and pools.
- Getting around: by car via Al Qudra Road, Sheikh Mohammed Bin Zayed Road and Emirates Road; about 20–30 minutes to Downtown.
- Nearby: Dubai Polo & Equestrian Club, Global Village, Motor City and Dubai Hills.
Who it suits
- Families who want a garden, good schools and a settled community.
- Buyers who prefer an established Emaar community with a long track record.
Who it doesn’t suit
- Anyone who wants to be near the metro or walk to the office.
- Buyers who want apartments. This is villa and townhouse territory.
What to check before you buy
- Which phase: the original Ranches, Ranches 2 and Ranches III differ in age, layouts and prices.
- Condition and upgrades in older villas, and the cost of any renovation.
- Position: backing onto the golf course, a park or the main road changes the value.
Umar’s take
Verdict: one of Dubai’s most reliable family communities, a proven choice rather than a speculative one. I helped a Mirdif family choose Arabian Ranches III over Motor City, Tilal Al Ghaf and Villanova, and then negotiated AED 475,000 off a price that was already the best deal on the market. Read how they chose and how we negotiated.
