Searching for the best real estate broker in Dubai usually means one thing: you want someone honest, transparent and experienced, who will protect your money rather than push a sale. Dubai had 32,294 registered brokers at the end of 2025, and 13,083 of them joined in that year alone. Choosing well matters.
This checklist shows exactly how to test any broker before you trust them with a purchase worth hundreds of thousands, or millions, of dirhams. It works whether you live in Dubai, elsewhere in the UAE such as Abu Dhabi, or overseas.
The 10-point checklist
1. A valid RERA licence you can verify yourself
Every broker practising in Dubai must hold a RERA broker card with a Broker Registration Number (BRN). Ask for it, then check it on the Dubai Land Department’s Dubai REST app or website. If a broker is vague about their BRN, walk away.
2. A licensed, established brokerage behind them
An individual broker should work under a registered brokerage office. A strong brokerage adds compliance checks, legal support and accountability if anything goes wrong.
3. A permit on every advert
Property adverts in Dubai need a valid advertising permit, shown as a permit number or QR code. Listings without one are a warning sign, and so are prices that look far below the market.
4. Every fee in writing, before you commit
An honest broker shows you the full cost of buying up front: the 4% DLD registration fee, trustee office fees, title deed fees, mortgage registration if you borrow, and their own commission (commonly 2% plus VAT on secondary sales, agreed in writing). You can check any quote with this free buying cost calculator.
5. The right contracts, used properly
Dubai uses standard RERA forms: Form A between seller and broker, Form B between buyer and broker, and Form F, the sale agreement (MOU). A professional broker explains each one in plain language before you sign.
6. Off-plan money goes to escrow, never to a person
For off-plan property, payments go to the project’s registered escrow account or the developer, never to a broker’s personal account. A transparent broker will tell you this before you ask.
7. Data, not hype
The best brokers back their advice with official data: recent sale prices, Dubai Land Department construction progress, completion dates and the developer’s track record. For example, this site tracks projects due for completion in its monthly Handover Watch.
8. Willing to say “don’t buy this”
A broker who only ever says yes is selling, not advising. Honest brokers tell you when a property is overpriced, a payment plan is risky or a community does not match your goals.
9. Real reviews from real clients
Look for reviews on Google, Property Finder and Bayut, written by named or verified clients over time. A handful of detailed reviews beats a wall of generic five-star ratings.
10. Fast, clear communication across time zones
Many Dubai buyers live abroad. A good broker answers quickly on WhatsApp, explains each step clearly and can complete a purchase remotely, including Golden Visa guidance where relevant (see the Golden Visa through property guide).
Buying in Dubai while living in Abu Dhabi or elsewhere in the UAE
Many UAE residents in Abu Dhabi, Sharjah and the northern emirates buy in Dubai for its rental demand and resale market. The process is the same as for any buyer, and most steps can be handled remotely. For property located in Abu Dhabi itself, make sure your broker holds the licence required in Abu Dhabi, as Dubai’s RERA licence covers Dubai.
Red flags that should end the conversation
- No BRN, or a refusal to share it
- Pressure to pay a deposit before you have seen the contract
- Requests to transfer money to a personal account
- Guaranteed returns or “guaranteed” price growth
- Fees that appear only after you have agreed
