The short answer: Tilal Al Ghaf is Majid Al Futtaim’s flagship family community, built around Lagoon Al Ghaf, a swimmable lagoon with white-sand beaches, in the green belt near Arabian Ranches and Dubai Hills. It offers villas, townhouses and some apartments, and has become one of Dubai’s most sought-after new villa communities. It suits families who want resort-style living and are prepared to pay for it.
What Tilal Al Ghaf is
Developed by Majid Al Futtaim, the group behind Mall of the Emirates and the City Centre malls, Tilal Al Ghaf is a master-planned community of neighbourhoods around a central lagoon, with parks, trails and community facilities. Its villa and townhouse collections include Harmony, Elysian Mansions, Alaya, Aura, Lanai Island and Serenity Mansions, several of which you can follow in our projects directory (search “Tilal Al Ghaf”).
Living there
- Homes: townhouses, villas and luxury lagoon-front mansions, plus some apartments.
- The lagoon: beaches and water activities at the heart of the community.
- Getting around: by car via Hessa Street, Al Khail Road and Sheikh Mohammed Bin Zayed Road.
- Nearby: Arabian Ranches, Dubai Hills, Al Barsha South and Motor City.
Who it suits
- Families who want a resort-like lifestyle with a beach in the community.
- Buyers who value a well-known developer and a carefully planned community.
Who it doesn’t suit
- Budget buyers. Tilal Al Ghaf has become one of the pricier new villa communities.
- Anyone who needs to move in immediately into a specific phase that’s still under construction.
What to check before you buy
- The collection and its distance to the lagoon: lagoon-front, lagoon-view and inner plots are priced very differently.
- Handover dates for off-plan phases.
- Resale premiums versus original launch prices.
Umar’s take
Verdict: one of the best new family communities in Dubai, but price it carefully. Tilal Al Ghaf delivers a genuinely different lifestyle. Its popularity also means resale prices can run ahead of themselves, so compare against recorded sales, not asking prices. For a more accessible way into a Majid Al Futtaim community, see Ghaf Woods.
