Selling in a slower Dubai market: how to price it right

By Mohammed Umar Zakaria · 9 October 2026 · 2 min read

The short answer: in a slower market, the price you start at decides how the sale goes. Price on recent recorded transactions, not on neighbours’ asking prices or last year’s peak, and the right buyers come early. Overprice, and the listing goes stale, buyers assume something is wrong, and you usually end up reducing anyway, often below where a realistic price would have landed.

Why this matters now

Dubai’s sales fell by more than a third in the third quarter of 2026 compared with a year earlier, and a record number of new homes is being completed (see this week’s market update). Buyers have more choice and more time. They compare, they check transaction data, and they negotiate. That doesn’t stop good homes selling. It does punish optimistic pricing.

Step 1: price on evidence

  • Use recorded sales, not asking prices. Asking prices tell you what sellers hope for; DLD-registered transactions tell you what buyers actually paid.
  • Compare like with like: same community, size, layout, view, row and condition. A single-row or golf-facing home is not comparable with an inner-row one.
  • Look at the competition. How many similar homes are listed now, at what prices, and how long have they been on the market?

Step 2: decide what matters most

Every sale balances three things: price, timing and buyer quality. If you need to sell within weeks, price for speed. If you can wait, you can test a slightly higher price, but set a date to review it. A cash buyer who can transfer quickly can be worth more than a slightly higher offer that depends on a mortgage approval.

Step 3: present it properly

  • Real photos and video of the property and its position. If the view or frontage is the selling point, show it.
  • Clear facts: size, plot, layout, service charges, handover or vacancy date, and, for off-plan, what has been paid and what remains.
  • A valid DLD advertising permit on every listing.

Step 4: qualify the buyers

In a slower market you get more enquiries from people who are only browsing. Screening for budget, cash or mortgage, and timeline protects your time and keeps negotiations serious.

Umar’s take

The hardest conversation I have with sellers is about price, and it’s also the most useful one. I’ll show you the recorded transactions and the current competition, explain the gap if there is one, and tell you what each pricing choice is likely to mean for timing. Then you decide. Sellers who price on evidence from day one usually do better than those who start high and chase the market down.
