The short answer: Palm Jebel Ali is Nakheel’s second palm island, relaunched in 2023 and now under construction. At 13.4 km², it’s twice the size of Palm Jumeirah, with 110 km of coastline, homes for around 35,000 families and more than 80 planned hotels and resorts. The first villas were sold in 2023, with handovers expected from 2027. It suits long-term, well-funded buyers who want beachfront villas in Dubai’s next major coastal destination.
What Palm Jebel Ali is
First launched in 2002 and paused after the 2008 financial crisis, Palm Jebel Ali was given a new master plan in 2023, aligned with the Dubai 2040 Urban Master Plan. According to AGBI, the island will add 110 km of coastline, provide homes for around 35,000 families, and feature over 80 hotels and resorts. Nakheel launched the first Beach and Coral villas on four fronds in September 2023, with handovers expected from 2027. In 2024, infrastructure contracts were awarded, including a new 6 km access road from Sheikh Zayed Road.
2026 update: villa construction contracts awarded
In April 2026, Nakheel announced it had awarded contracts worth more than AED 3.5 billion to build 544 villas on Palm Jebel Ali, a major step from launch to construction (Nakheel press release). You can follow the Dubai Land Department’s construction data for each registered phase in our projects directory and get an email when it changes.
What you can buy
- Beach and Coral villas on the fronds, in a range of architectural styles, with direct water access.
- Villa plots on some fronds, for buyers who want to build.
- Resale of villas bought at launch, which is how many buyers now enter.
Construction progress for each registered phase is in our projects directory (search “Palm Jebel Ali”), from Dubai Land Department data.
Who it suits
- Buyers who want a large beachfront villa and can wait for the island to mature.
- Long-term investors betting on Dubai’s next prime coastal address.
Who it doesn’t suit
- Anyone who needs to move in soon. It’s a construction site today.
- Buyers who need rental income in the near term.
- Those who’d be stretched by the payment plan if timelines move.
What to check before you buy
- Frond and phase: handover timing and position differ by frond.
- Resale premiums: compare a resale’s price with the original launch price and with recorded transactions.
- Payment plan and escrow: follow our off-plan checklist.
Umar’s take
Verdict: one of Dubai’s most exciting long-term plays, but only for patient, well-funded buyers. Prime beachfront land is running out in Dubai, which is the core of the case for Palm Jebel Ali. The risk is time: you’re buying years before the island is finished. If it fits your plans, I’ll compare launch prices, resale premiums and construction progress on each frond with you.
