The short answer: Expo City Dubai is the former Expo 2020 site, now being developed as a residential and business city by its government-backed master developer. It suits buyers who want a walkable, well-connected new community with metro access, and who like the idea of buying from the master developer itself. It is still being built, so choose the cluster and handover date carefully.

What Expo City Dubai is

After Expo 2020 closed, the site became Expo City Dubai, part of the Dubai 2040 Urban Master Plan. Its residential launch in 2023 introduced two communities: Expo Valley, villas and townhouses next to the main site with car-free lanes and cycle tracks, and Expo Central, apartment clusters at the heart of the former Expo site. Expo City describes itself as a 15-minute city, reachable by metro and linked to the main highways.

The plan is for the city to house around 35,000 residents and 40,000 professionals, delivered in phases. Apartment clusters include Mangrove Residences, Sky Residences, Sidr Residences and Terra Heights; Expo Valley also has apartment buildings, such as Expo Valley Views.

What makes it different

  • The master developer sells directly. Expo City Dubai is government-backed, which many buyers find reassuring.
  • Walkability and transport. Metro access is rare among Dubai’s newer communities.
  • Attractions on the doorstep. Al Wasl Plaza, Jubilee Park and the event venues are part of daily life.
  • Location between two hubs. It sits close to Al Maktoum International Airport and Jebel Ali, and on the main route to Abu Dhabi.

What to check before you buy

  • Handover dates differ by cluster and phase. Confirm the current schedule for the exact building.
  • Payment plans, including post-handover plans, change between launches.
  • Off-plan resale prices vary widely. Some resales trade below the original price, others well above it.
  • Views and position within a cluster matter as much as the cluster itself.

Umar’s take

Verdict: one of the most interesting newer addresses in Dubai, if the numbers on the specific unit make sense. Expo City has things money can’t easily add later: metro access, a walkable plan and a government master developer. Where buyers go wrong is overpaying for a launch they missed. Off-plan resales below the original price do come up, and I’ll compare them for you before you commit.
