In short: I helped a client buy a townhouse in Emaar South for AED 1.45 million. Within two years, they sold it for around AED 2.3 million, a gain of roughly AED 850,000 in a short time.
The decision
At the time, Emaar South wasn’t the obvious choice for everyone. Many buyers were looking at more established areas, and it takes some conviction to commit to a community that is still growing. My client wanted to make a smart move with their money, and the question was simple: is this the right property, at the right price, at the right time?
We looked at the numbers together: what townhouses were trading at, what was planned around the community, and how this one compared with the alternatives. Then they bought at AED 1.45 million.
Two years later: the sale
| Purchase price | AED 1,450,000 |
| Sale price, within two years | around AED 2,300,000 |
| Gain | around AED 850,000 (about 59%), before transaction costs |
For my client, one well-timed decision turned into real money in a short time, not just a number on a valuation report.
What this shows
Entry price and timing matter enormously. Buying the right property at the right moment, and knowing when to sell, can change a client’s position in a short time. Past results don’t predict the future and no return is guaranteed, which is why every recommendation I make starts with the evidence, not the excitement.
