The short answer: the new Al Maktoum International Airport is real, funded and under construction, with its first phase due to open in 2032. That is a genuine long-term driver for Dubai South. But it is six years away, so buy for what the area offers today, and treat the airport as upside rather than the whole reason to buy.
What is happening
In June 2026 the Dubai Government confirmed that the first phase of the Al Maktoum International Airport project is on schedule and has entered large-scale construction. At full build-out it is planned to handle more than 260 million passengers and 12 million tonnes of cargo a year.
- Timeline: the first phase is due to open in 2032, when operations begin moving from Dubai International (DXB).
- Money already committed: around AED 13 billion of contracts are being executed, and more than AED 55 billion more are due to be awarded by the end of 2026, according to Dubai Airports’ CEO in August 2026.
- Scale: the airport is planned to be about five times the size of DXB.
What it means for property
Dubai South is a 145 sq km city planned around the airport since 2006. As the airport grows, so do jobs in aviation, logistics and hospitality, and the people doing those jobs need homes nearby. That is the long-term case for communities like Emaar South, Dubai South’s residential district and Expo City Dubai.
What to be careful about
- Timing: large infrastructure projects can move. Don’t build a purchase on a single date.
- Supply: developers know the airport story too. Several thousand homes are being built across Dubai South, so pick position and quality over hype.
- Noise and flight paths: check where a property sits relative to runways and approach paths before you buy.
- Priced-in expectations: some asking prices already assume the airport is open. Compare them with recorded transactions, not with brochures.
Umar’s take
Verdict: a strong long-term story, not a reason to overpay today. I like Dubai South for buyers who would be happy living in or renting out the property as it is now, with the airport as a bonus over the next decade. If a deal only works because the airport opens on time, it’s the wrong deal. I’ll show you the recorded transactions and tell you whether a price reflects today’s market or tomorrow’s promise.
