The short answer: Dubai Creek Harbour is a 6 km² waterfront master plan by Emaar and Dubai Holding on the historic Dubai Creek, right next to the Ras Al Khor Wildlife Sanctuary. It’s mostly apartments, with creek, skyline and sanctuary views, and sits between Downtown Dubai, Dubai International Airport and Deira. It suits buyers who want a newer Emaar community with water views, still growing, close to the city.
What Dubai Creek Harbour is
Launched in 2014, Dubai Creek Harbour is a joint development by Emaar Properties and Dubai Holding, covering around six square kilometres along Ras Al Khor Road. Its plan combines residential towers, retail, offices, parks and a marina, designed around the creek and the protected wildlife sanctuary, which is known for its flamingos. The planned Dubai Creek Tower is intended as its centrepiece.
What it’s like to live there
- Homes: mainly apartments in Emaar towers, plus some branded residences.
- Location: roughly between Downtown Dubai, Dubai International Airport and old Deira, via Ras Al Khor Road.
- On the doorstep: the creek promenade, parks, cafes and the sanctuary views.
- Still growing: many phases are complete and occupied, while others are under construction.
Who it suits
- Buyers who want a newer Emaar apartment with water views, close to the airport and Downtown.
- Investors who prefer an area with a long development runway ahead.
- People who like a calmer setting than the Marina or Downtown, still close to the centre.
Who it doesn’t suit
- Anyone who needs a fully finished neighbourhood today.
- Families wanting villas or gardens.
What to check before you buy
- The view, and what will be built in front of it: creek or sanctuary views carry a premium; check the master plan for future towers.
- Construction around you: living next to an active site for years affects both your daily life and rents.
- Off-plan versus ready: compare launch prices with resales of completed towers in the same district.
Umar’s take
Verdict: one of Emaar’s most promising long-term communities, for buyers with patience. The location between Downtown and the airport is excellent, and the waterfront setting is rare. The trade-off is that it’s still being built. Choose your tower with the master plan open in front of you, and I’ll compare completed and off-plan options side by side.
