The short answer: Emaar South is Emaar’s golf community inside Dubai South, close to Al Maktoum International Airport and Expo City Dubai. It is built around an 18-hole championship golf course and suits families who want space, villas and townhouses at lower prices per square foot than Dubai’s established golf communities, and who are comfortable with an area that is still growing.

What Emaar South is

When Emaar announced Emaar South, it described a district of six neighbourhoods anchored by an 18-hole championship golf course and clubhouse, with community parks and retail, and a golf course designed to maximise golf frontage from the villas. At launch it was reported as a 7 sq km district within Dubai South, the 145 sq km city around Al Maktoum International Airport.

Today the golf course and clubhouse are open, and the community is made up of separate clusters, each launched as its own project. Names you will see on listings include Greenview, Greenspoint, Golf Lane, Golf Links, Expo Golf Villas (Parkside and Greenviews) and Fairway Villas.

What it costs: real numbers

Prices vary a lot by cluster, size and position. A few recent data points from Property Finder transaction data and live listings (October 2026):

  • Greenspoint, 3-bedroom villas: recorded sales of AED 3.38M to 3.68M between May and October 2025.
  • Greenview, 4-bedroom villas: a recorded sale of AED 2.85M in July 2026; recent annual rents of AED 145,000 to 157,000.
  • Fairway Villas 3, 5-bedroom front-row golf villas: asking around AED 8.8M for off-plan resale, with handover expected in early 2028.

Single-row and golf-facing homes trade at a clear premium to inner rows, so always compare like with like.

Who it suits

  • Families who want a villa or townhouse with a garden and space, in a gated Emaar community.
  • Buyers who value golf and green views but find Jumeirah Golf Estates or Arabian Ranches too expensive.
  • Long-term buyers who believe in the airport-led growth of Dubai South.

Who it doesn’t suit

  • Anyone who needs to be in Downtown, DIFC or Dubai Marina every day: it is a drive.
  • Buyers who want a fully mature community with every school and shop already open. Parts of the master plan are still being built.
  • Short-term investors expecting quick gains. Supply is still coming in several clusters.

Umar’s take

Verdict: worth a serious look, if you buy the right row and the right cluster. Emaar South gives families golf-community living at a price point Dubai’s established golf communities stopped offering years ago. The difference between a good and an average purchase here is position: single-row, golf or park frontage, and orientation. I’d rather show you two clusters side by side with recent transactions than have you pick from photos.
