The short answer: “golf view” and “golf frontage” are not the same thing. A front-row (single-row) villa sits directly on the course, with nothing between its garden and the fairway. Many “golf view” homes look at the course across a road, a footpath or another row of houses. That difference shapes the view, the privacy and, usually, the price.
The three versions of “on the golf course”
- Front row, direct frontage. The plot backs straight onto the course. The view is the course itself, and no one can build in front of you.
- Second row. You see the course over the roofs or gaps of the front-row homes. Views are partial and depend on what the neighbours build or plant.
- Golf-community home. Inside a golf community, but with no meaningful course view. You get the lifestyle and amenities, not the outlook.
What to check on a front-row villa
- The master plan. Confirm on the developer’s plan that nothing (roads, buffers, future buildings) is planned between the plot and the course.
- Which hole you face. A fairway, a green or a tee each feel different. Tees and greens bring more activity close to the boundary.
- Orientation. Afternoon sun across the garden matters in Dubai. Check which way the terrace and main windows face.
- Privacy and boundary. Look at the fence or landscaping between the garden and the course, and how visible the house is to golfers.
- Whether the course is open. An operating course and clubhouse is a different proposition from a planned one.
Umar’s take
Verdict: front row is worth paying for, if you will actually use the view. For families who live in the garden and want privacy and an outlook that can’t be taken away, direct frontage is the one feature you can’t add later. If you mostly want the community and its amenities, a second-row or golf-community home can be the smarter use of the budget. Either way, compare the price per square foot with similar homes nearby before deciding what the frontage is worth to you. I’ll put those comparisons together for you.
