This policy explains how personal information is collected and used through umartherealtor.com and its campaign pages, and through enquiries made by WhatsApp, phone or email in response to them.

Who we are

This website is operated by Mohammed Umar Zakaria (“Umar The Realtor”), a RERA-licensed real estate broker (BRN 77022) with Driven Properties LLC (Driven | Forbes Global Properties), Dubai, United Arab Emirates. Information we collect

• Information you give us: your name, email address, phone or WhatsApp number, and anything you tell us about your property requirements, such as purpose, budget, timeline and location, when you complete a form or contact us.
• Conversation information: the content of messages, calls and emails you exchange with us about a property or service.
• Valuation requests: details of your property, such as its community, type and expected value, when you ask for a valuation.
• Project alerts: when you follow a project, the project, whether you own a unit or are considering buying, your plans at handover and, if you choose to give it, your unit reference.
• Client records: for clients we act for, such as sellers and landlords, the details needed to handle the property, kept privately and only with your agreement. For identity documents we keep only the last four digits of an ID number, never the full number.
• Technical and usage information: pages visited, links and buttons clicked, device and browser type, approximate location, and the advertising campaign that brought you to the site, collected through cookies and similar technologies.

How we use it

• To respond to your enquiry and send the property details you request, including an automatic email confirming we received it.
• To email you updates about projects you choose to follow, based on Dubai Land Department data. Every update includes a link to stop them.
• To understand your requirements and recommend suitable properties, and to arrange viewings, negotiations and transactions you ask us to handle.
• To meet legal, regulatory and record-keeping obligations that apply to real estate brokers in Dubai.
• To measure and improve our website and advertising, for example to know which ads lead to enquiries.
• With your consent, to send you market updates and property information. You can opt out at any time.

Cookies, analytics and advertising

When you first visit, a banner asks whether you accept analytics and advertising cookies. We use Google Analytics and Google Ads with Google Consent Mode: until you click Accept, they run without setting cookies and send only limited, cookieless measurement signals. The Meta Pixel (Facebook and Instagram) loads only if you click Accept. If you decline, no analytics or advertising cookies are set and the site works normally. Your choice is stored in your browser; to change it, clear this site’s data in your browser and choose again. You can also adjust ad personalisation in your Google and Meta account settings.

Other content from third parties: embedded YouTube videos load in YouTube’s privacy-enhanced mode, and only when you press play. Maps are displayed using OpenStreetMap, so your browser requests map images from its servers. Some fonts and code libraries are loaded from content delivery networks. These providers may receive technical information such as your IP address.

Who we share it with

• Driven Properties LLC, the brokerage Umar works with, where needed to handle your enquiry or transaction and to meet its regulatory obligations. A copy of enquiries made through this website is sent to Umar’s Driven email for the brokerage’s records.
• Service providers who help us run the website and our communications, such as our website host (HostGator), email (Google Workspace), and analytics and advertising platforms (Meta and Google).
• Parties to a transaction you ask us to progress, such as sellers, developers, banks, conveyancers and the Dubai Land Department, only to the extent needed.
• Authorities where we are required by law.

We do not sell your personal information.

International transfers

Some of our service providers store or process data outside the UAE. Where this happens, we rely on providers that apply appropriate safeguards to protect your information.

How long we keep it

We keep enquiry information for as long as needed to respond to you and maintain our relationship, normally up to three years after our last contact, and longer where records must be kept for legal or regulatory reasons.

Your rights

Subject to applicable law, including the UAE Personal Data Protection Law, you can ask to access, correct or delete your personal information, restrict or object to its use, withdraw consent you have given, and receive a copy of information you provided to us. Security

We use reasonable technical and organisational measures to protect personal information. No method of transmission or storage is completely secure, so we cannot guarantee absolute security.

Children

Our services are intended for adults. We do not knowingly collect personal information from anyone under 18.

Changes to this policy

We may update this policy from time to time. The effective date at the top shows when it was last changed.
