The short answer: Ghaf Woods is Majid Al Futtaim’s “forest living” community in Dubailand, next to Global Village. Launched in June 2024 on 738,000 m², it plans more than 7,000 homes set within a forest of 35,000 trees, with 8 km of walking trails and a 3.5 km bike loop, delivered in eight phases through to 2031. It suits buyers who want a greener, more affordable way into a Majid Al Futtaim community.
What Ghaf Woods is
According to Gulf News, Ghaf Woods covers 738,000 square metres off Sheikh Mohammed Bin Zayed Road near Global Village, with more than 7,000 homes within a planted woodland of 35,000 trees, including the native Ghaf. The developer says the community will be developed in eight phases, with completion slated for 2031. Phases launched so far include Capria East, Capria West and Lacina.
Living there
- Homes: mainly apartments in low-rise buildings facing the forest, plus townhouses.
- Outdoors: 8 km of walking trails, a 3.5 km bike loop, sports courts, a skate park and pools.
- Getting around: by car via Sheikh Mohammed Bin Zayed Road.
- Nearby: Global Village, Dubai Silicon Oasis, Arabian Ranches, Sobha Reserve and Tilal Al Ghaf.
Who it suits
- Buyers who want a green, low-rise setting rather than towers.
- Investors and first-time buyers looking for a more accessible entry into a Majid Al Futtaim community.
Who it doesn’t suit
- Anyone who needs to move in or earn rent soon. Phases complete over several years.
- Buyers who want metro access.
What to check before you buy
- Which phase, and its handover date.
- Resale versus launch: resales sometimes trade below the original price; compare carefully.
- The view: forest-facing positions differ within each phase.
Umar’s take
Verdict: a genuinely different concept at an accessible price, for buyers who can wait. I currently have a two-bedroom in Capria East listed about 10% below its original price, and it’s a good example of how off-plan resales can offer an entry below launch levels. See it in Umar’s Selection.
