The short answer: DAMAC Hills (originally called Akoya) is DAMAC’s golf community on Al Qudra and Umm Suqeim Roads, built around the Trump International Golf Club Dubai. It offers apartments, townhouses and villas at a range of price points, and keeps expanding with new DAMAC phases. It suits families and investors who want golf-community living at prices often below Emaar’s golf communities.
What DAMAC Hills is
DAMAC Hills is one of DAMAC Properties’ flagship master communities, a mix of golf-facing villas, townhouses and apartment buildings around an 18-hole championship course. New phases continue to launch, several of which appear in our projects directory with DLD construction status (search “DAMAC Hills”).
Living there
- Homes: apartments, townhouses and villas, including golf-view and luxury estates.
- Leisure: the golf club, parks, sports facilities and community retail.
- Getting around: by car, via Al Qudra Road, Umm Suqeim Road and Sheikh Mohammed Bin Zayed Road.
- Nearby: Arabian Ranches, Motor City, Dubai Hills and Dubai Studio City.
Who it suits
- Families who want golf and green space at a lower entry price than Emaar’s golf estates.
- Investors looking for rental demand from families in a large, established community.
Who it doesn’t suit
- Anyone who needs metro access.
- Buyers who want a finished community with no construction. New phases are still being built.
What to check before you buy
- Not to be confused: DAMAC Hills and DAMAC Hills 2 are different communities in different locations.
- The cluster and its view: golf-facing versus inner units, and distance to amenities.
- Service charges and build quality vary between phases.
Umar’s take
Verdict: good value golf-community living, if you pick the right cluster. DAMAC Hills gives you much of the golf-community lifestyle for less, but quality and position vary across a big community. I’ll compare clusters and recorded sales with you before you buy.
