The short answer: the Dubai Water Canal runs from Business Bay under Sheikh Zayed Road, through Safa Park and Al Wasl, to the sea at Jumeirah. Homes along it, including Meraas’s Canal Front Residences in Al Wasl, combine waterfront living with a central location between Downtown, City Walk and Jumeirah. It suits buyers who want central, waterfront apartments in a calmer setting than Downtown or the Marina.

What the Canal Front is

Opened in 2016, the Dubai Water Canal extended Dubai Creek through Business Bay out to the Arabian Gulf, creating new waterfront land through the heart of the city. Its banks are lined with promenades, cycling and running tracks, and footbridges. On the Al Wasl side, Canal Front Residences by Meraas is a community of apartment buildings facing the canal, close to City Walk.

Living there

  • Homes: mostly apartments with canal or skyline views; villas nearby in Al Wasl and Jumeirah.
  • Getting around: quick access to Sheikh Zayed Road, Al Wasl Road and Business Bay.
  • On the doorstep: the canal promenade, City Walk, Safa Park and Jumeirah’s beaches.

Who it suits

  • Buyers who want waterfront living in the centre of the city.
  • Professionals working in Downtown, DIFC or Business Bay who prefer a quieter home base.
  • Investors who like a central location with lifestyle appeal.

Who it doesn’t suit

  • Families wanting a villa community with shared facilities and gardens.
  • Budget buyers. Central waterfront comes at a premium.

What to check before you buy

  • Canal-facing or not: a direct canal view and a side view are priced very differently.
  • Developer and building: canal-side projects come from several developers; compare quality and service charges.
  • What’s being built nearby: the area around the canal is still developing.

Umar’s take

Verdict: central waterfront living with a calmer feel, worth a look if the view is genuinely on the canal. The canal connects some of Dubai’s best districts, and canal-facing homes are limited. Make sure you’re paying for a real canal view, and I’ll compare buildings and recorded sales before you commit.
