The short answer: Dubai Hills Estate is a 2,700-acre master-planned community by Emaar and Meraas, built around an 18-hole championship golf course, Dubai Hills Mall and large parks, about 10–15 minutes from Downtown Dubai. It offers everything from apartments to mansions, and it’s one of Dubai’s most popular family communities. It suits families and long-term buyers who want green space and a central location.

What Dubai Hills Estate is

Dubai Hills Estate was launched in 2013 as a joint venture between Emaar and Meraas, and is the first phase of Mohammed Bin Rashid City. It spans over 11 million square metres (about 2,700 acres), between Al Khail Road and Umm Suqeim Road. Emaar calls it “the Green Heart of Dubai”.

What’s there

  • Dubai Hills Golf Club: an 18-hole championship course with views of the Downtown skyline.
  • Dubai Hills Mall: a major regional mall for shopping, dining and entertainment.
  • Dubai Hills Park and extensive open spaces, with a cycling route through the community.
  • Schools, healthcare and mosques within and around the community.

The types of homes

  • Apartments near the park, the mall and the boulevard.
  • Townhouses in family sub-communities such as Maple and Sidra.
  • Villas and mansions, including golf-facing homes and plots, at the top end.

Who it suits

  • Families who want parks, schools and space without moving far from the city.
  • Professionals commuting to Downtown, Business Bay, DIFC or Al Quoz.
  • Long-term buyers who want an established Emaar community with strong demand.

Who it doesn’t suit

  • Buyers who want to walk to a metro station today. Most residents rely on cars.
  • Budget-focused buyers. Dubai Hills prices reflect its popularity, and areas further out offer more space for the money.

What to check before you buy

  • Sub-community and position: golf or park frontage, single row versus inner rows, and distance to the main roads all affect value.
  • Ongoing construction: parts of the estate are still being built; check what’s planned next to the unit.
  • Recorded transactions in the exact sub-community, not just headline prices for “Dubai Hills”.

Umar’s take

Verdict: one of Dubai’s best all-round family communities, but buy the sub-community, not the name. Dubai Hills has earned its reputation: central, green, and well run. But it’s a big place, and the gap between a well-positioned home and an average one is wide. I’ll help you compare sub-communities with real transaction data before you commit.
