Buying Property in Dubai From Abroad: A Complete Guide for International Buyers

By Mohammed Umar Zakaria · 10 October 2026 · 3 min read

Watch: Buying your first home in Dubai or relocating to UAE can feel exciting but overwhelming.

The short answer: yes, you can buy property in Dubai from abroad. Foreign nationals can own freehold property in Dubai’s designated areas, you don’t need to live in the UAE, and most of the process can be handled remotely through a licensed broker, with a power of attorney if you can’t be there for the transfer. The keys are verifying who you’re dealing with, moving your money the right way, and understanding your home country’s rules too.

Can foreigners buy property in Dubai?

Yes. Non-UAE nationals can buy freehold property, meaning full ownership, in Dubai’s designated freehold areas, which include most of the communities international buyers look at: Dubai Marina, Downtown, Dubai Hills, Emaar South, Expo City and many more. You can buy with your passport; you don’t need to be a UAE resident.

How buying remotely works, step by step

  1. Define what you want and why: a home for later, a rental investment, a Golden Visa, or a mix. The answer changes what you should buy.
  2. Choose a licensed broker and verify their BRN in the Dubai Land Department’s Dubai REST app.
  3. View remotely: live video viewings, not just photos, plus area tours and real transaction data for the building.
  4. Agree terms and sign the contract. Documents can usually be signed electronically or through a representative.
  5. Transfer funds properly (see below), with full records.
  6. Complete the transfer: either in person at a DLD Trustee office, or through someone you appoint with a power of attorney that is legally recognised in the UAE.
  7. Receive your title deed, which you can view in the Dubai REST app.

Paying from abroad

  • Use bank transfers only, never cash or payments to personal accounts. For off-plan, payments go into the project’s escrow account.
  • Expect source-of-funds checks. UAE anti-money-laundering rules mean banks, brokers and developers will ask where your money comes from. Have bank statements and supporting documents ready.
  • Check your home country’s rules on sending money abroad. Some countries limit or regulate foreign transfers, so speak to your bank early.
  • Plan for exchange rates. The dirham is pegged to the US dollar, but your home currency may move between booking and completion.

Can non-residents get a mortgage?

Some UAE banks lend to non-residents, but usually with a lower loan-to-value than residents receive, and more documentation. Get a pre-approval before you commit, and budget for the deposit and all purchase costs in cash.

Costs and taxes

  • Purchase costs: budget roughly 6–7% above the price for a cash purchase, mostly the 4% DLD transfer fee and commission. See what it really costs to buy.
  • In Dubai: there is no annual property tax; owners pay service charges, and residents pay a housing fee through utilities.
  • At home: your own country may tax rental income or gains from overseas property. Take advice from a tax adviser where you live.

Protecting yourself from a distance

Buying remotely makes verification even more important. Follow our guides to avoiding scams with ready property and avoiding off-plan scams. If you’re buying at AED 2 million or more, see how the Golden Visa through property works.

Frequently asked questions

Can I buy property in Dubai without visiting?

Yes. With video viewings, electronic signing and a power of attorney for the transfer, the whole process can be completed without travelling, though many buyers prefer to visit before committing.

Do I need a UAE residence visa to buy?

No. You can buy freehold property with your passport.

Can I get a mortgage as a non-resident?

Some UAE banks offer mortgages to non-residents, usually with a lower loan-to-value and more documents than for residents.

Will I get residency if I buy?

Owning property worth at least AED 2 million can qualify you for the 10-year Golden Visa. Read the Golden Visa guide for details.

Umar’s take

Many of my clients buy from the UK, West Africa, Pakistan and the GCC, and the same worry comes up every time: “How do I know I’m not being misled from thousands of miles away?” The answer is transparency. Live viewings, real transaction data, verified documents, and every step explained before money moves. I speak English, Hausa and Twi, and I’m happy to walk you through the whole process before you decide anything.
