Dubai Golden Visa Through Property: The 2026 Rules Explained

By Mohammed Umar Zakaria · 10 October 2026 · 2 min read

The short answer: you can qualify for a 10-year, renewable UAE Golden Visa by owning property in Dubai worth at least AED 2 million (about USD 545,000), based on the value certified by the Dubai Land Department. Since early 2026, Dubai accepts mortgaged and off-plan properties on that certified value, with a no-objection certificate from the bank or developer. Several properties can be combined to reach the threshold.

Who qualifies

  • Property value: at least AED 2,000,000, as certified by the Dubai Land Department, not simply the price you agreed.
  • Property type: freehold residential property in Dubai, ready or off-plan (from approved developers, registered with the DLD).
  • One or several properties: you can combine properties registered in your name to reach AED 2 million.
  • Mortgaged property: accepted on the certified value, with a no-objection certificate (NOC) from your bank.
  • Off-plan property: accepted on the registered (Oqood) value, with a NOC from the developer.

What changed in 2026

Previously, mortgaged and off-plan buyers had to show a minimum amount already paid, for example AED 1 million up front. In early 2026 Dubai moved to assessing the certified value of the property instead, which opened the Golden Visa to buyers using a mortgage or a payment plan. Some advisers still quote the older paid-up rules, so confirm the current requirements with the Dubai Land Department or GDRFA before you rely on them for a purchase decision.

How the process works

  1. Buy and register the property (title deed for ready property, Oqood for off-plan).
  2. Get the DLD property valuation / status certificate confirming the value meets AED 2 million.
  3. Obtain NOCs from your bank (if mortgaged) or developer (if off-plan).
  4. Apply for the Golden Visa through the official channels, then complete the medical test and Emirates ID.

Common reasons applications fail

  • The certified value comes in below AED 2 million, even if you paid slightly more.
  • The property isn’t registered in the applicant’s name, or documents are missing.
  • A required NOC from the bank or developer hasn’t been obtained.

The practical lesson: if the Golden Visa matters to you, leave headroom above AED 2 million rather than buying right on the line.

Umar’s take

For many of my international clients, the Golden Visa is part of the reason to buy. It’s a genuine benefit. But buy the property first and the visa second: a home or investment that works for you, with enough value headroom to qualify comfortably. I’ll help you check the certified value and the paperwork before you commit, so there are no surprises at the application stage.
